Booking flat in bangalore

While booking flats you need to take care of few things -

1) Approach to site - what kind of road takes you to your Home. This is the way that you will travel most and also everyone comingto your place will come via this route.

2) Locality near by- You should decide home only after looking locality near by. This is place where your kids will grow up, so this must be a decent place.

3) Shops near by- Its good to have soem supermarket, if not atleast small grocery shop where you can find milk , bread , vegetables.

4) Park - Its good to choose flat / site which is having park near by. Your kids can play, parents can go for walk and this will ensure you get fresh air.

5) Seawage / water- another thing you should look for if that area is having proper water (kaveri) and no seawage problems

6) carpet area v/s super build up area - sometimes builders gives big superbuild up area but when you calculate actual carpet area its comes out to be 60% which is way less. You pay for 100% and get only 60%.

Normal standard is around 72-75%, but some builedrs gives upto 85% as well.

7)  See around site for High tension wires, graveyard.

8) Compare price you are paying with market price in that area

9) Amenities, its good to have flat with some basic amenties like childrens play area, gym.

10) If you plan for 2bhk just see if in near future you need 3 bhk, better to go for it now itself.


Good builders-

1) If you buy from good builders chances of cheating / fraud are less.
2) Your property will be appreciated
3) House is one time investment and (mostly) you will staying whole life in that

How to get discount on per/feet price

1) One best way to buy flat is to buy in group. If you buy in group you can better negotiate with builder for prices or some additional changes in flats.

2) You can also join with your friends to buy a land and develope flats on it. The cost will be less that what you pay to builder


Option 2 it is difficult for people as it requires lot of efforts and finding liek minded people is difficult.

For option 1

a) either your friends must also be willing to buy at same time and same builder, but that is again difficult.

b) you can put your requirements on various sites like this and other interested can join with you and you can bargain for better deal.
